Property management your tenants can read

A bilingual tenant portal, every request tracked whichever way it arrives, and Texas compliance built in.

Everything the month actually needs

Six things the software does. Not adjectives - the actual actions your staff take and your tenants see.

A portal tenants can read

Every screen in English and Spanish, translated key by key. Not a translate widget bolted onto an English app.

Every request in one queue

Portal, WhatsApp, phone or walk-in - each work order records how it arrived, so nothing falls through whichever way the tenant reached you.

Payments tenants can report

Tenants pay by transfer, Zelle or check and report it with a photo. Staff compare the claim against the bank and confirm it.

Maintenance with photos

Requests carry images from the tenant's phone, get assigned to a vendor, and are tracked through to close.

Texas compliance built in

Late-fee limits, the deposit clock, the repair window and rekey deadlines are tracked against the dates the statute counts from.

The month's rent in one pass

Generate every invoice for the period, review the batch before it goes out, and send them together.

The difference

The leak gets reported while it is still cheap

Both portals ship in English and Mexican Spanish - every screen, at exact parity, translated key by key rather than machine-translated at runtime.

This is not a courtesy feature. A tenant who cannot comfortably report a problem tends not to report it, and a small repair left alone stops being a small repair. Reading the request is the cheapest part of fixing it.

Texas Property Code

The deadlines the statute counts from

Rentio tracks these dates and warns you before they pass. It does not file anything for you.

§92.019

Late fees, held and capped

The action stays disabled until rent is two full days late, and the amount is checked against the statutory cap.

§92.103-92.109

The 30-day deposit clock

Starts when the forwarding address arrives, not at move-out, and tracks the itemised disposition against it.

§92.052

The seven-day repair window

Conditions affecting health or safety carry a day counter from the tenant's written notice, amber before it lapses and red after.

§92.156

Rekey within seven days

A new tenancy opens a turnover checklist with the rekey deadline counted from the day possession starts.

§24.005

Notice to vacate

Generated as a PDF and recorded against the lease, with the date it was delivered.

Rentio helps you track statutory deadlines. It is not legal advice, and it does not guarantee compliance.

See it on your portfolio

A walkthrough on your own units and your own tenants - what the month looks like, what your tenants would see, and where the statutory clocks would already be running.
